Business Zone Cvetojevac in Kragujevac to Spread on 242 ha – Plan Envisages Infrastructural and Utility Equipping

Kragujevac could soon get a new business zone along with the planned north bypass route. The business zone Cvetojevac, which has been discussed for years now, could soon enter the realization phase.

The city authorities commissioned the preparation of the Detailed Regulation Plan of “The Business Zone Cvetojevac Along the North Bypass Route”, which will be put up for an early public review until July 28.

The plan was prepared by the PE Urbanizam from Kragujevac and it says that, parallel with the preparation of this plan, the Detailed Regulation Plan of the “North Bypass Route of the City of Kragujevac” is also being prepared.

– The expected effects of the planning and the construction of the North Bypass Route are, among other things: the redirection of cargo and heavy traffic outside the central city zone (unloading the internal city traffic); the creation of the conditions for the development of business zones along the bypass route, employment on development stretches along the North Bypass Route… – the plan says.


The total area covered by the DRP amounts to around 242.98 ha and it encompasses parts of the cadaster municipalities of Jovanovac, Cvetojevac, Novi Milanovac and Kragujevac 4, the majority of which is undeveloped.

In the central area covered by the plan, on an area of around 12.0 ha, the plan is to establish a zone for the construction of infrastructural facilities necessary for the realization, that is, the infrastructural equipping of the business zone. In addition to that, the plan includes a part for the base for road maintenance, program and contents according to the terms and demands of the road manager.

Within the business zone, the construction of facilities from two business groups is planned. One zone is set for commercial activities, services, manufacturing crafts facilities, warehouses, services, goods-distribution centers, gas supply stations, public purpose facilities and surfaces.

The second zone entails a business-residential zone, where family housing is possible along the border traffic routes of the plan. Along the planned traffic route within the area covered by the plan, parallel to the planned central traffic route, which separates this zone, the following purposes are allowed exclusively: production, manufacturing crafts, services, business-commercial purposes, that is, residence is not allowed.

The plan says that, of the covered area of 242 ha, around 150 ha is meant for the business zone.

– Applying the maximum urban parameters, the estimated gross developed floor area covered by the plan amounts to 1,680,000 m2 in the zone of business, utility activities and the base for the maintenance of the north bypass route – the plan says.
