From parking into shopping - Construction of retail park in Zemun to start in H2, opening in mid-2014

Construction of an Israeli retail park in Zemun should commence in the second half of this year, and the work is entrusted to the Energogroup company, Blic writes.

A shopping center that is being built by companies Jelmil and Konzulpro, subsidiaries of companies Jerusalem Economy LTD and Industrial Buildings Corporation Ltd LTD (members of the Fishman Group), will span an area totalling 30,000 square meters, and the first phase will see the construction of a bit in excees of 15,000 square meters.

As it was announced on the Energogroup website, the plan is to finish the construction in nine months. That means that the retail park should be opened in mid-2014. It is estimated that the opening of a 15,309 sqm facility will lead to the employment of more than 150 citizens of Belgrade.

According to Blic, the name of the park will be One Belgrade. A building featuring 40 stores will be situated on an area of 7.7 hectares, with a restaurant, coffee shops, playground and a parking lot for 584 cars located opposite to it. This whole area will be rich with greenery.

The value of the work is EUR 22.5 million, and the EBRD has extended a EUR 13.5 million loan for this project.

As people at the IBC corporation pointed out, unlike other investors who first announce project and then seek permits, One Belgrade has already got all the required documents and its construction can commence any moment.

Also, unlike other facilities of the kind, the Zemun-based shopping center is not going to grow upwards but in width, that is, it will only have the ground floor level. Visitors will be able to enter each outlet straight from the parking lot. As people at IBC explained, such facility is also cheaper to maintain.

They also announced that the retail park would meet the highest energy-efficiency standards as well as use the best available technologies, including thermal protection and building management system. Implementation of the second phase is in the pipeline for 2015.

People at IBC added that negotiations with prospective tenants would begin in March.
