New residential complex of almost 2,000 m2 planned on Zlatibor – Nine houses and one building to be built near Springs tennis center

The company IFI B SPORT from Belgrade has received a building permit for the construction of nine residential buildings on Zlatibor, while the location requirements show that a complex with a total of ten buildings is planned on that location.

The buildings will be built on a construction plot that will be formed by cadastral plots 4779/12, 4779/13, 4799/1 and 4800/1 KO Cajetina, with a total area of 3,778 m2, in the Sipovik area.

The building permit applies to buildings from phase 2 to phase 10. These are nine free-standing residential buildings with a ground floor and attic (GF+L), with a gross area of approximately 147 to 151 m2 per building, or a total gross area of 1,343.25 m2. According to the project, the estimated value of their construction is 119.6 million dinars.

However, the location requirements reveal that this is only part of the planned investment. A total of ten buildings are planned to be built on the same plot. The first phase consists of a separate multi-apartment building with a gross area of 560.96 m2, with a basement, semi-basement, ground floor and first floor (B+SB+GF+1), while the buildings from the second to the tenth phase are designed as family houses with one apartment each.

The total gross developed construction area of the planned complex is 1,904.21 m2.

The complex is planned within the Sipovik zone, in the Gajevi whole, in the area of planned purpose SP2 - Sports Complex Springs. The project also provides for 19 parking spaces, while almost 40% of the plot will be covered with green areas.

The project and technical documentation for the building permit was prepared by the company Gitering Pro from Cajetina, while the urban design was prepared by Strih from Belgrade.
