In Block 41A, 21-story ZEN by GTC business complex with underground garage for 1,000 cars planned – Phase-based construction envisaged

In Block 41A in New Belgrade, opposite the Faculty of Dramatic Arts and the future MUP (Police) complex, the construction of the ZEN by GTC business complex is planned, with a planned total gross area of around 117,000 square meters (the above-ground GFA is slightly more than 79,000 square meters, and the underground one is slightly more than 38,000 square meters).

On a building plot slightly smaller than 20 square meters, which currently does not have any buildings, phase-based construction of this business complex is planned in five phases. The location in question is in a block framed by Milutina Milankovica Boulevard and Omladinskih brigade Street.

The Ministry of Construction, Transport and Infrastructure, acting on the agreed request of GTC B41 doo Belgrade, has issued location requirements for the phase-based construction of this complex.

The complex will thus consist of three above-ground detached buildings at prescribed mutual distances. The above-ground buildings are designed as 100% business facilities. In the basement there will be a two-story garage with a total of 1,088 parking spaces and the necessary technical facilities. After the construction of the first phase of the garage with the building above and the commissioning of this technical-economic unit, it is planned to continue construction on the expansion of the garage (phase 3, building G2). The construction of this phase will be possible during the use of the first phase of the garage in isolated conditions in relation to the garage that is in use, as specified in the documentation.

As indicated, within the construction plot, the construction of one or a complex of buildings that form a functional unit (buildings connected by a ground or above-ground part) is allowed. Since in parts of the subject building plot it is permitted to construct buildings with a maximum height of up to 100 m (in accordance with the plan defined by the vertical regulation), it is possible to plan tall towers connected by a connecting part (ground floor body), above which each tower represents an independent building unit.
