New Belgrade to get new tower – Alta Tower skyscraper to have 34 floors
The architectural studio Zaha Hadid Architects from London and the Belgrade-based architectural studio Bureau Cube Partners are to design the new Alta Tower in New Belgrade. They have been selected by Alta Bank for a project that unifies the bank’s new seat, residential units, office spaces for rent, as well as commercial and hospitality features within a street-level public space.
The tower will be located in Block 32, in close proximity to the Mercator Shopping Center, in the location which currently features the central building of Alta Bank, on the corner of Zorana Djindjica Boulevard and Umetnosti Boulevard.
The future tower will have a gross developed floor area of 79,470 m2 and a floor structure of 3B+GF+Me+34.
As announced by Bureau Cube Partners, the residential units will be located on the upper floors of the tower, whereas the office spaces for rent will be located on the podium floor. The seat of Alta Bank will take up the lower floors of the tower and the upper floors of the podium, whereas the executive floors of the bank are located at the top of the tower.
The project also includes a new pedestrian square.

Let us remind that the possibility of the construction of a tower in this location has been discussed since 2021, when the Secretariat for Urban Planning and Construction Affairs of the City of Belgrade announced an early public review on the occasion of the preparation of a detailed regulation plan for Block 32 in New Belgrade. The initiative for the preparation of the plan was launched by the company Alta Holding doo from Zemun with the aim of creating a planning and legal basis for the construction of an office-residential facility on the corner of Dr Zorana Djindjica Street and Umetnosti Boulevard and the testing of the possibility of the construction of a tall facility in line with the requirements of the General Regulation Plan.
The Detailed Regulation Plan for Block 32 in New Belgrade, which was presented to the public at the beginning of 2022, envisages for the residential GLA to be 17,000 m2, whereas the GLA of the commercial features will increase to 56,500 m2, that is, by 17,200 m2.
Around 140 apartments for 400 tenants are planned as well, and the estimate is that there will also be around 200 new workers.
