New Commercial Development Planned Near Surcin Interchange

Plans are underway for the construction of 45,000 square meters of new commercial space in the Surcin Interchange zone, according to the early public review of the Detailed Regulation Plan for part of the “Surcin–Dobanovci” economic zone, published by the Belgrade Secretariat for Urban Planning and Construction, initiated by Stampa Sistem, a company based in Belgrade.

The planning area covers a section of the Surcin municipality, located between Marsala Tita Street, the Belgrade Bypass, and the railway line, encompassing approximately 30.49 hectares. The land designated for development is assessed as suitable for urbanization.

The plan outlines that the primary land use is intended for economic and industrial activity, with the possibility of incorporating commercial facilities as well.

The total area designated for business activity is set to increase to 279,955 square meters, which is nearly 45,000 square meters more than the current footprint. The gross developed construction area (GFA) is expected to reach 393,144 square meters, up from the current 123,509 square meters. The number of jobs in the area is projected to rise from 823 to 2,621.

In terms of parking, the plan stipulates: one parking space per 100 m² GFA of production facilities, or one space per four concurrently employed workers, or one space per 100 m² GFA of commercial/warehouse facilities, or one space per three concurrently employed workers.

The Urban Planning Center (Urbanisticki centar) from Belgrade has been commissioned to develop the plan.

The public review is available on the City of Belgrade’s official website and at the City Administration Building until August 11.
