"Smart", healthy and cost-efficient residence - Tehnikinvest to finish construction of first energy-efficient residential building in Novi Sad until June 2012

As of next summer, certain citizens of Novi Sad will be able to control blinds, lights and heating at their home with a remote controller. Tenants of the first energy-efficient building in the capital city of Vojvodina, situated in Stanoja Stanojevica street, will spend hot days of June 2012 in their "smart apartments" equipped and furnished with environment-friendly and completely healthy materials.
Three months ago, Belgrade-based Tehnikinvest started the construction of a building that is going to offer over 1,100 square meters of unique residential space in Novi Sad. A total of 21 apartments, ranging in size between 24 and 65 square meters, and a duplex will be situated on the ground floor, three overground floors, and in the attic of this building.
- The price per square meter is EUR 950 if you pay for the apartment at once and in advance, that is, up to EUR 1,150 if you pay once the building is completed. It is also possible to pay in previously defined installments, in accordance with the progress of construction works, and the price in that case depends on the progress - people at Tehnikinvest explain.
The heating energy and hot water supplied to this building will not be coming from a renewable energy source, but from the Novi Sad Heating Plant, while energy efficiency will be achieved with the installation of special facade and carpentry.
- Insulation on the facade will be twice as thick as the usual one - 10 cm instead of 5 cm, and we will also install high-quality facade PVC carpentry with a low-emission glass. Heating bills will depend on the amount of energy consumed and not on the size of the apartment (a calorimeter will be installed in each apartment, which is a condition set by the heating plant). Every tenant will be able to set the temperature at the desired level and in accordance with his or her own needs, which will also improve energy efficiency, thus enabling tenants to save some money as well – Milojko Arnautovic, director of Tehnikinvest, says for eKapija.
The three-floor building, six apartments in which have already been sold, is being built completely in accordance with environmental standards. All built-in materials are natural and healthy, for example - parquet floors will not be varnished with nitrogen-based poisonous lacquer paints, which is a usual practice, but with those harmless - water or oil-based paints.
- This principle applies to all materials that Tehnikinvest uses in the construction. Works are carried out by Team Investors M – says Arnautovic.
Apartment with a remote control
All apartments in this building can be equipped with an up-to-date remote control system, turning them into so-called "smart apartments", and the works enabling the installation of such system are included in the basic price of apartments.
- Since our market is not completely ready for the implementation of up-to-date remote control systems, "smart apartments" will be available as an option. If desired, it will be possible to control lights, blinds and heating with a remote controller, using a central display and a computer. In case the tenants are interested in such system, an additional price will be formed - Arnautovic explains for eKapija.
Custom-made home
There are three studios and two one-room apartments on the ground floor of this building in the Novi Sad settlement of Bistrica, whereas four two-room apartments are situated on the first floor. There are also two studios and four two-room apartments on the second and the fourth floor. Whoever wants to enjoy the view can buy one of the apartments with a balcony in the attic of this building.
Milojko Arnautovic reveals for eKapija that the negotiations on the construction of similar buildings in other locations in Novi Sad are underway, and he believes that Tehnikinvest will soon start building new facilities of the kind in this city.
