Residential-business complex Smallville opens in early 2011 in Kragujevac - Nelt invested 20 million euros

The citizens of Kragujevac and all those who would like to start the life or business in that city in Sumadija will have at their disposal, from early February 2011, the Smallville complex in Kraljice Marije Boulevard. In that residential-business complex, situated in the vicinity of the hippodrome, across the road from future SC Plaza, Nelt company has invested over 20 million euros.

Two six-floor buildings at 38,500 square meters are planned to comprise 360 apartments, ranging in size from studios to four-room flats, as well as 41 outlets and an underground parking lot for tenants.

- The facility has already got the roof, while the installation works are underway. According to the plan, there will be eight types of apartments in the complex - from studios to four-room flats. The facility is designed by the most contemporary standards and it is equipped with top-quality materials. All apartments will be connected to the central heating system and they will have IP TV, cable TV, Internet – Zoran Zecar, the Director of Croll Invest, told eKapija.

Croll Invest represents the investor in all activities - from collecting building permits to renting apartments. The author of Smalville is VIA bureau, while the works are being carried out by Osijek-based Koteks and subcontractors from Serbia, Croatia and Slovenia.

Each of the buildings will have eight entrances that are accessed from the inner yard formed between the buildings on the level of the ground floor. This area is planned to comprise pedestrian footbridges, a playground for kids, as well as green surfaces. The floor surface will be made of natural stone of various formats, as well as of concrete and granite ceramics.

- The facade walls are built as ventilated with the eternit compact panel finish on the aluminum substructure, in the combination with the colored thermal facade. The floors in apartments will be made of oak parquet floor of the first class, with the matte lacquer finish. The floors in corridors, kitchens, bathrooms and balconies are made of quality granite ceramics. The interior walls and ceilings will be plastered and painted with a dispersion paint. The wall finish in kitchens and bathrooms will be ceramic tiles in the combination with a dispersion paint - says Zecar.

He says that Societe Generale Bank should start granting favorable loans for the procurement of apartments in that complex within next few days.

Nelt has entrusted the Belgrade-based Office of international consulting company Danos&Associates with the appraisal of the property in Kragujevac.
