Who are going to be co-investors for projects "Zvezda Business Center South" and "Zvezda Business Center North", in zone between Novi Sad Road and Batajnica Road?

Stock company "Zvezda" has recently offered two attractive locations for construction of modern business facilities, in the zone between the Novi Sad Road and the Batajnica Road, to potential investors.

The dossier for facility “Zvezda Business Center South”, which is situated next to junction E75, is almost completed, and the building permits should be issued by the end of April. The preliminary solution is being designed by architectural company "Šinko", which is also supposed to collect the documentation.

That center, which will be situated in a parcel of about 1 ha, is going to have the surface of 19,000 square meters, and it will comprise three separated facilities. Each of them will have ground floor and three floors, storage space at 580 square meters, as well as joint garage.

"Zvezda Business Center North" is situated alongside the Batajnica Road, and there is no preliminary solution for that location, but the plan is that the facility, at about 6,700 square meters, has three floors at 1,300 square meters each, while an underground garage would occupy the rest of the space.

There is a production unit of glassworks “Zvezda” between business centers “South” and “North”. That unit is independent and separated from the future facilities, and the whole space has complete infrastructure.

- All forms of cooperation are possible, from the sale of parcels with the dossier to joint investments. Also, there is a possibility of organization of the facilities until the grey phase and later organization to the taste of the buyer, or forming of the consortium of companies that would participate in construction of the center and sell it later. Financial structure has not been completed yet, and we are currently negotiating with potential investors – Milan Jan, the President of the Administrative Board of “Zvezda”, told eKapija.

Three facilities alongside E-75 have great potentials to become a logistic center, office space or branch office of some foreign companies, while the facility at 6,700 square meters is ideal for retail mega center.
