Last lots near "Delta City" sold - interesting auction for building land

The largest auction for rental of building land in Belgrade was held yesterday (August 16, 2007) in the premises of the Directorate for Building Land and Construction. Three parcels in block 58, of which total surface is about 13,000 square meters, were sold at price that is 4.5 times higher than the starting one.

The buyers of this land are companies "Viola Invest", "Talon Consulting" and "Karizia", all three from Belgrade. More than 20 bidders participated in the auction, which is the largest number of bidders so far. The reason is attractive location of Block 58, which is in the vicinity of complex "Delta City", along Jurija Gagarina Street in Novi Beograd, where only small space is left for similar buildings.

Some of the companies that took part in the auction and gave up very soon were "Delta Generali" insurance company, "Toyota Centar", "MK" Commerce. Company MBA Miljković was giving the best offers for parcels GP1 and GP4 - every offer was higher by more than 5m RSD than the previous one. The highest price in regard to starting price, 4.5 times higher, was reached by the smallest parcel - GP5.

The land of 13,000 square meters is divided into three separated building parcels - GP1, GP4 and GP5, and it has been rented on period of 99 years. According to Land Utilization Plan, the land is intended exclusively for construction of business-commercial banks, up to three floors high. Deadline for construction of facilities is 36 months from the day the building permit is issued, which can take another year.

Parcel GP1 of 4,275 square meters was sold for 296,000,000 RSD to company "Viola Invest", parcel GP4 of 4,120 square meters was sold for 361,500,000 RSD to company "Talon Consulting", while parcel GP5 of 2,549 square meters went to "Karizija" for 256,500,000 RSD.
