(AG Real estate) GEMAX Residential Identification
In an obvious process of positive expansion with respect to further development of residential projects in Serbia and particularly in Belgrade, we would like here to outline some of them. They are representatives, with their modern architecture and highly sophisticated interior outfitting, of definitely upgraded value and contents of these surfaces on a global level.
We are seizing the opportunity to present some of the undertakings performed by Gemax Company. The company has participated in these projects as an investor, designer and contractor. This is what makes this company, together with the process of preparation of these locations, belonging to the category of first-class domestic development companies for this type of project.
The first among realized projects and which is presented herein is the housing project in Omladinska 13 Street. Currently there are no more attractive location for residential building than this one positioned on the slope of Lisiciji River. This project has been designed and built during 2004 and 2006. The authors of the project were our known architects Mr.Goran Vojvodic, B.Sc. Arch and Ms Grozdana Sisovic, B.Sc. Arch. The building has been awarded a prize for "the best building construction in 2006" on the occasion of the Salon of Architecture held both in Belgrade and Novi Sad.
The second and the third building i.e. residential complexes are located in Dedinje, Goleska Street and Rodoljuba Colakovica Street. They are currently in the designing stage and we are expecting very soon the beginning of works. As already stated, the Gemax Company was acting in both cases as an investor and as a contractor. When considering the designing stage, this complex is also the work of architect Goran Vojvodic.
A new surrounding in Omladinska
This complex consists of three independent housing units - three houses, of which one has been designed for a known client. This house is somehow a little bit different by structure from the remaining two. This house is exactly the portion, within the framework of complete and compact building, which has been handled as an angular pattern, with an elevated roof and with somewhat different mass ratio and the composition of applied materials, as well as the access from both traffic roads.
The interesting thing is that the house is unique by the use of attic as a dwelling space i.e. as a studio apartment. Functionally all houses were designed in accordance to high standards of modern living.
In each of separate sections following contents were designed:
- ground floor: foyer, living room, kitchen, dining room, bathroom, pantry and staircase;
- 2nd level: master bedroom with bath, two kids' bedrooms with common bathroom, terrace and passage areas;
- basement: garage, utility room, pantry, laundry, bathroom and fitness room (hobby room);
- attic (only in house 1): study, room, bathroom, passage areas;
Total floors net area of the house at the corner is somehow little bigger and measures: 334 sqm. In the remnant two houses there are 308 sqm. Total building gross area is 818.98 sqm.
The living rooms of the houses are located in the ground floor as a unique space with double view while the sleeping and the resting quarters are situated at the upper floors. The house is located on a slope enabling thus in the ground floor area a contact with the land while at the same time we have an underground level (basement) of the house, with a garage and utility space.
Each of the houses has an independent access for pedestrians and cars. The house with its position has a frontage which is accessible, representative and viewable from the street and a backyard assigned for intimacy, made to provide a privacy and comfort to the family that is using it.
The access to buildings has been treated with delicacy, with porches, which form is such that its linearity outlines the movement direction towards the house entrance, by accentuating it. This can be seen in the design details concerning all elements, such as architectural elements (fence, handrail, staircase…), but also external lighting and landscaping.
The building structure, architectural forms and details are emphasizing such topics as transparency, careful nuances of closed and open space, a minimalist expression in materialization. Insistence on reduced expression results with the appliance of exclusively three materials in the finishing stage: plywood panels of Parklex type, cut silicate block and clean, white and plastered wall surfaces.
The walls of cut silicate block are making the background to become a neutral surface while the fine arts composition is done with the emphasis of some of the elements, processed with Parklex but also with plastering and painting of surfaces with white paint, which is giving a refreshing tone to the entirety.
The minimalist expression in materialization is continuing with the interior finishing works. The space has a net storey height of 280 cm, parallel galleries with one side stairways which are representing the main part of the interior. Stairways are made of massive wood while the stairway balustrade is made of a mixture of prochrom and glass. The flooring is made of parquetry of big dimensions and painted with a mid-opaque tone together with granite tiles. Ceramic tiles Porcelanosa of different sizes and imprints were used in both: bathrooms and kitchen.
Goleska Street complex
The project for the residential complex in Goleska Street in Belgrade is characterized by variety when it comes to organization and form of buildings.
The project is offering multiple possibilities for establishing a residential complex of exceptional value. The lots are in direct contact and are limited by sports and business complex of GEMAX.
The access to the lot is from its southern side i.e. from Goleska Street but due to its lengthwise position (towards the North), it was necessary to foresee an internal - service street for an easier access to lots. The location has a rather big slope (direction North), so there is an height difference of 9 m. Excellent sight towards the central city zone, the configuration of parcels, and the already mentioned topography as well as the access possibility have been a prerequisite for the proposed solution:
· Three independent rows - sections with individual buildings in the neighborhood and accessible pedestrian passages and backyards;
· The designed passage has its justification in the fact that the lot is in form of slope and that the existing-frontal buildings in Goleska street are GF+6+Attic storey high;
· The sections are cascaded 1.5 m, in conformity to the leaning of the plot. They are made in order to stay functional and independent units on a common structural foundation - basement level;
The basement levels consist of common garage "streets" with parking garages and appurtenant technical and other features, separate for each building (with direct access to the GF level of each house). The GF of each unit has: a foyer, living room, kitchen, dining room, pantry and stairway. The existing study can also be used together with the bathroom as a guest room. There is a direct contact with the plot i.e. with the backyard, by creation of a terrace on the ground adjacent to the building and serving as an extension of the living room that is succeeded by the garden.
The 2nd level: master bedroom with bathroom and closet, two kids' rooms with common bathroom, terraces and passage areas. In the attic: a studio apartment with kitchen and roof terrace as well as passage areas.
This concept is enabling the building of 9 to 10 independent houses with three apartments in the first section on the 2nd floor and façade inset storey making a total of 13 housing units with different distribution and areas. Moreover such a concept is offering the possibility to have two duplex apartments and four one-storey apartments (all within the first section). The typology of houses and apartments with their overall dimensions are giving the possibility of maximal choice, in conformity to investors' potential demands.
Since the concept has been created on the basis of residential dwelling of concierge type with all necessary living conditions and features, there is a possibility to construct an open swimming pool dimensions: 20.0 m x 9.0 m with amenities such as: club, dressing room, etc.
The pool users are the apartment owners. The lower level will shelter technical features and parking garage (10 parking bays). The design is foreseeing a Total Gross Area of complex to reach 3,828.00 sqm while the Net Floor Area is between 300 to 350 sqm, depending on the type.
The complexity of the joint, where each section is an architectural entity and where sections are all different among themselves, has conditioned a very careful choice of materials for finishing works.
Only travertine has been used combined with plaster and glass covered surfaces in order to have the uniformity in expression, notwithstanding the riches of elements and variation. Glass fences and porches appear as secondary elements but also fixed and movable wooden blinds, which are substantially contributing to general perception. The interior finishing consists of wooden parquetry and granite floor tiles as well as ceramic tiles in kitchen and bathrooms but also plain wood as finishing treatment of the staircase.
Considering the difference in level between the foyer, kitchen, dining and living rooms, the net storey height is 330 cm, in the living room, and the same height applies to the glass façade partition looking towards the backyard. This difference in height is exactly the main element which defines and divides the space, which in the GF (ground floor) has been treated as unique, without any excessive partitions.
A big attention has been given to green the cascade type ground floor area. The frontages and the backyards, but also access roads, all pedestrian passages through the parcel, surmounting of level differences with stairways, they all have been accompanied with a unique concept of making it green, tiling it and putting external lighting.
