8,538 apartments were sold in Belgrade in the first six months of 2026, 1.1% more than in the same period last year, while the average price realized was 3,219 euros per sqm. The average price of new buildings was 3,247, and old buildings 3,201 euros per sqm.
Loan financing continues to gain importance - 40% of apartment purchases in the first half of the year were realized with the help of loans, in relation to 23% in the same period in 2023.
- Data for the first half of the year show that the Belgrade housing market has entered a more mature phase. Sales are kept at a stable level, and an increasing number of customers decide to buy with credit, which speaks of trust in the market and long-term value of real estate. At the same time, buyers are increasingly demanding when it comes to location and project quality. In such circumstances, priority will be given to projects whose quality and reliability justify the investment and long-term customer trust - said Bojan Ljubičić, director of the real estate portfolio in the Marera company.
Higher price segments are more and more common
One of the more pronounced changes is the structural shift of the market towards higher price ranges. Apartments with a price above 3,000 euros per square meter accounted for 40% of total sales in the first half of 2026, in relation to only 6% in 2021. At the same time, the share of apartments in the range from 1,001 to 2,000 euros decreased from 57% to 19%, while the segment from 2,001 to 3,000 euros represented the most represented individual price range with a 38% share.
New offer and market development
The future offer is shaped by more than 30 large residential projects covered by the analysis, with a total area of about 4.1 million square meters, with the planned completion by 2030. New Belgrade and Belgrade on the Water remain leading centers of development, along with the expansion of large projects to Palilula and Čukarica.
In the first six months, 1,244 building permits for residential buildings were issued, 16% more than the previous year, while the approved residential area was reduced by 19%, which indicates a change in the structure and average size of projects. Building land is also gaining more and more importance: the number of sales of construction plots in Belgrade has almost tripled compared to 2015, in parallel with the growth of construction activity and the number of finished apartments.
Rent relatively stable
There have been no major changes on the rental market. According to the assessment of the Coreside team, rents have remained relatively stable, with minor corrections in certain locations, while the highest levels are still recorded in attractive and premium zones.
The report is based on the data of the National Bank of Serbia, the Republic Geodetic Institute and the Republic Institute of Statistics, supplemented by the analysis and insights of the Coreside team.
