Golubac getting more residential space – Building with 14 housing units on 5 floors in Carice Milice Street

Construction of a new residential building is set to begin in Golubac at 13 Carice Milice Street.

The investor is the company Gradnja-Iskop-Prevoz from Krivaca (Municipality of Golubac). The architectural design was prepared by the MS Dom studio from Salakovac (Municipality of Malo Crnice), technical review was conducted by PD Nasa kuca d.o.o. from Pozarevac, and the geotechnical conditions report was produced by GeoProjekting d.o.o. from Nis.

The lead architect is Jelena Tubic, B.Sc. Arch.

The estimated cost of the works is 77,668,200 dinars, and the investor has designated September 26 as the start date.

The new multi-family residential building of Category B will have a total above-ground gross floor area (GFA) of 1,131.77 m2, a total gross developed area of 1,438.30 m2, and a total net area of 1,166.75 m2, comprising 14 apartments.

The building is planned to have a floor structure of SB+GF+2+RF. The ground floor area is 284.77 m2, the first and second floors are 283.03 m2 each, and the attic level is 280.94 m2.

Construction will be preceded by the demolition of an existing 33 m2 residential structure, earthworks, and the securing of the foundation excavation.

Two garages are formed in the basement floor. There are two two-room apartments and two three-room apartments on the ground floor, first and second floors and one three-room and one four-room apartment in the attic.

The first floor is at an elevation of +3.00 m, the second floor at an elevation of +6.00 m and the attic at an elevation of +9.00 m.

The building is of an irregular shape, and the content of the living spaces is such that it can meet the higher average housing standard.

Apartments range in size from 35 m2 to about 150 m2 (comfortable four-room apartment).

There will be 8 parking spaces in the open parking lot.

The deadline for the full completion of the works is September 20, 2027.
