Construction of new settlement at former IMT site in New Belgrade to begin in spring 2027 – Over 1,600 apartments planned

A brand-new part of Belgrade is rising where factory machinery was manufactured for decades. A new residential complex is being built on the site of the former IMT plant. The project envisions more than 1,600 apartments and four high-rise towers, alongside commercial, sports, and green amenities.

A new neighborhood featuring over 1,600 apartments, commercial and supporting facilities, and green spaces is planned for the site of the former IMT (Industrija motora i traktora) in New Belgrade. The complex is situated between Zemunska Street and Jurija Gagarina Boulevard. Construction on the nine building sections is expected to begin in about six months.

– The complex consists of nine building sections, with heights ranging from a ground floor plus nine stories and a recessed top floor, to a ground floor plus 20 stories and a recessed top floor. The design includes over 1,600 apartments, more than 70 commercial units and suites, and over 2,200 parking spaces. It is crucial to note that the complex features an abundance of open and green spaces, accounting for over 69% of the area – says Milena Ivanovic, Head of the Urban Planning Group at Bureau Cube Partners.


Green spaces instead of cars between buildings

Special attention in the spatial planning was paid to the areas between the buildings. These are envisioned as open, green spaces featuring pedestrian paths, as well as recreational and sports facilities. The complex also includes amenities for the youngest residents - outdoor play and leisure areas, as well as a kindergarten for approximately 80 children.

– One of the key qualities of this space is that we managed to place all stationary traffic and parking underground. This freed up significant space for pedestrian areas and open grounds. The project’s goal was to ensure the site isn’t just concrete and cars, but rather a public space, featuring open green areas, recreational facilities, and sports courts, that residents can truly make a part of their daily lives – says Nikola Umicevic, Lead Architect and Deputy Head of the Design Group at Bureau Cube Partners.

Tribute to IMT’s industrial past

Special attention was also paid to landscaping, which will connect different parts of the complex and preserve the memory of the site’s industrial past through its design.

– We wanted to pay tribute to the former industrial heritage of IMT. We achieved this, specifically, through the design of a continuous pedestrian pathway – adds Ivanovic.

A key aspect of the architectural design was harmonizing the four high-rise towers with the rest of the complex.

– It was crucial to address the visual impact of the four towers within the complex, specifically, how to make them appear smaller and more balanced in their proportions. We achieved this by introducing vertical elements to the façade, specifically sun-shading features that visually split the towers, making them look more harmonious and less imposing – emphasizes Petar Smiljanic, Senior Architect at Bureau Cube Partners.

Location requirements have already been issued. The next step is the building permit, while the start of construction is expected in the spring of 2027.

Prema projektu, kompleks će imati ukupnu bruto razvijenu građevinsku površinu od oko 278.744 kvadrata, na parceli od oko 37.934 kvadrata. Predviđena je izgradnja ukupno 1.656 stambenih jedinica, 44 poslovna prostora i 32 poslovna apartmana, uz 2.268 parking mesta.

Objekti su planirani u formi devet lamela različite spratnosti – od 3Po+Pr+9+Ps do 3Po+Pr+20+Ps. Poslovni sadržaji biće smešteni u prizemlju, dok su stanovi planirani na višim etažama. (2026)
