Vladan Veličkovic, Bravera company: City Park exceeded expectations, followed by Žabljak, Podgorica and the coast

As Vladan Veličković, the civil engineer who managed the construction of the park, says in an interview for eKapija, transforming the neglected area of the former Vunk into a modern retail center was both a great engineering challenge and a special pleasure.
The Bravera company does not stop there. Veličković reveals to us that the realization of the project in Žabljak is underway and announces a controlled and strategic expansion of business towards Podgorica and the coast, while retaining the north of Montenegro as the home base.

As a civil engineer, you were in charge of the implementation of Bravera City Park in Bijelo Polje. When you look at the completed complex today, what represents the greatest success of that project for you, and what was the most demanding during its construction?
- The greatest success of the Bravera City Park project is its flawless functionality after just one year of construction. The transformation of a derelict space into a modern gathering center that revived Bijelo Polje and the entire north represents an immeasurable satisfaction. While the most demanding was the adaptation of the project and the conceived idea to the already existing complex of the Woolen combine, made up of different construction systems.
Bravera City Park was realized on the site of the former Vunk, which had been neglected for years. Did the location itself represent an additional challenge for construction and how demanding was it to convert such a space into a modern retail complex?
- The complexity of the entire Vunk lies in the size of the building, which contains a huge network of installations followed by underground corridors, the diversity of static systems, as well as the perfect organization of rooms, the design of which can be envied by the old engineers even today. In order to transform this kind of space into today`s retail complex, the most important stage was to carefully design the partial demolition of the complex, the goal of which was to preserve the existing buildings, the environment and maintain authenticity.
How satisfied are you with the business of the park so far - attendance, interest of customers and tenants and the results achieved by the business facilities? Were initial expectations met?
- In July we celebrated our first birthday and rounded up the results on an annual basis. Our retail park met and exceeded all expectations. The huge attendance from all over the region, even from other countries, proved that the investment in this project was extremely justified and that it will provide great benefits.

After the opening of City Park, has there been a change in consumer habits in Bijelo Polje and the north of Montenegro? To what extent has such a complex affected the local trade market and the offer for citizens?
- It is important to note that the retail park employs over 300 people. This, above all, affected the standard of living in Bijelo Polje. Regarding consumer habits, Bravera uses the slogan "ALL IN ONE PLACE", because over time it has proven to be so. In Bravera, there are 30 sales, service and catering facilities, free parking, an adequate cultural and entertainment program, and all this attracts citizens to spend their free time with us in addition to consumer needs.
What are the most important lessons of the construction and operation of City Park that you took with you and how much will that experience affect the company`s new projects?
- On such a large project, there were many lessons. The most important of these is detailed early stage planning and operational flexibility. Complex organization of all works, coordination of teams and experience in managing such a large project allows me to solve future problems adequately and foresee them with ease...

You are currently managing the construction of a residential and business building in Žabljak. What can you tell us about that project - what will the building be like, who is it intended for and when do you expect the works to be completed?
- The residential building "Mons Lux" was designed as a luxurious residence of peace and union with nature. There are nine residential units that allow maximum privacy, yet proximity to the center of Žabljak, as it is located within walking distance of the city park. The facility will be equipped with a smart system, while the materialization and quality will be at the highest level. It is a building designed in the spirit of contemporary mountain architecture, using natural materials, stone and wood, and high energy efficiency. Our facility is intended for everyone who values quality vacations, but also for investors who plan to rent residential units throughout the year. The end of the works is expected in autumn 2027.
Žabljak has attracted more and more investors and real estate buyers in recent years. From your perspective, how do you see the potential of the real estate market in Žabljak and the north of Montenegro? Is there room for more projects like this?
- Sure there is. Žabljak underwent a transformation and became a year-round tourist destination. We can offer tourists in Žabljak houses the most, cottages and on the other side also hotels. The number of buildings with residential units is small, and this creates a great opportunity for the marketing of projects such as ours, where care must be taken to preserve the environment.

You represent the younger generation, which is taking on an increasingly important role in the company. How different is your view on the development of the construction business and real estate from the view of the older generation and what do you want to bring to Bravery in the coming years?
- The older generation laid stable foundations, work ethic and brand recognition. My generation brings digitization, modern construction technologies, focus on sustainability and faster adaptation to global trends. I want to combine that rich experience with a modern approach to management and innovation in the real estate market.
If we look at the next five to ten years, where do you see Bravera - will the focus remain in the north of Montenegro or can we expect expansion to Podgorica, the coast and other market segments?
- The north of Montenegro remains our home turf and base, but our ambitions go further. We are planning a controlled and strategic expansion to Podgorica and the coast, as well as entering new market segments such as construction with innovative materials and construction technologies. The goal is for Bravera to become synonymous with quality and reliability, modern and fast construction.
