The settlement of Doglodi near Sarajevo, located along the Miljacka River, has been identified as the most suitable location for the construction of the largest business zone in Bosnia and Herzegovina.

This is the key finding of a feasibility study on industrial and business zones in the Sarajevo Canton, prepared by the Institute of Economics in Sarajevo.

In search of the best location, the study analyzed several locations, including Krivoglavci, Kute, Kovacevac, Tarcin and Duranovici.

According to the head of the study, Edin Alic, a detailed analysis showed that the aforementioned locations have significant spatial and infrastructural shortcomings, while Doglodi stands out as the best solution for two reasons: good traffic connections and already existing, developed communal infrastructure.

This need was further emphasized by the outgoing Cantonal Prime Minister Nihad Uk (NS) and the outgoing Minister of Economy Zlatko Mijatovic (NiP), pointing to the chronic lack of space for economic development in the Sarajevo Canton.

There are currently 38 business zones in the Sarajevo Canton, but they are mostly full, small in area (average size 20 hectares) and scattered. Large investors, such as the German retail chain Lidl, which requested a 20-hectare plot for its logistics center, require significantly larger and more compact areas that the existing capacities cannot offer.

The planned business zone in Doglodi would cover as much as 130 hectares. According to estimates from the study, the implementation of this project would bring multiple benefits:

– It is estimated that the zone would generate BAM 1.2 billion annually.

– It would create between 5,000 and 9,000 new jobs.

The project has already been included in the Urban Plan of the Canton of Sarajevo for the period 2016–2036. years, whose adoption by the Sarajevo Canton Assembly is expected by the end of this year. Although the vision exists, the authorities face significant operational challenges:

– The biggest obstacle is the legal status of the land, which is partly state-owned. Resolving this issue is a prerequisite for any start of construction.

– It is necessary to ensure a reliable supply of electricity through the nearest substation (2.5 kilometers away).

– It is necessary to implement adequate flood protection measures.

The authors of the study said that the cantonal government, in parallel with resolving property and legal relations, must take all preparatory steps so that construction can begin shortly after the completion of administrative procedures.
