This could be heard on the panel "New drivers of the real estate market in Montenegro: Investments in energy" which was held as part of the second RE:D conference held last month in Budva.
As the founder and executive director of Nu Group, Erkut Alkaya, assessed, the construction industry, the real estate market and the energy sector are significantly behind other sectors when it comes to digital transformation and energy transition, pointing out that now is the right moment for Montenegro to open a serious discussion about the modernization of those areas. He stated that sectors such as finance, dedicated industry and manufacturing have already made great strides in digitization, while in construction and energy, changes take place significantly more slowly.
- When we look at other sectors such as finance, dedicated industry or industry in general, the digital transformation of these areas is progressing very well. However, when we look at the construction industry, the real estate market and energy, we do not see much progress when it comes to digital transformation and energy transition - said Alkaya.
He pointed out that Nu Group is currently developing solutions based on AI agents, which should help manage energy systems and improve the efficiency of facilities.
As an example, he cited the project in Podgorica, where the company is working on the development of a campus that would function as a net zero emission facility, which represents one of the key European trends in the field of sustainable construction.
- We are trying to transform our campus in Podgorica into a net zero emission facility. Now we collect data and use AI agents to manage the system as a whole - said Alkaya.
According to him, such a model could represent one of the first concrete examples of the application of artificial intelligence in the management of the energy efficiency of buildings in Montenegro, but also in the wider region.
Alkaya believes that it is the integration of digital technologies, automation and sustainable energy solutions that will mark the next phase of the development of the construction and energy industry. He assessed that artificial intelligence will completely change the way buildings, homes and cities are managed in the coming years, bringing greater energy efficiency and significant savings.
Speaking about the future of the construction and real estate industry, Alkaya said that AI agents will play a key role in facility management, as people have less and less time to independently control complex energy consumption and space management systems.
- In the future, cities and buildings will be managed by AI agents. This will be necessary in order to achieve higher energy efficiency - Alkaya said.
According to him, facility management systems already exist in large and technologically advanced buildings, but they will soon become available in ordinary households as well.
- Soon you will be able to manage your home with the help of an AI agent. Such a system will know what temperature you like, what habits you have at home and will manage all the systems for you - Alkaya stated.
He believes that such solutions will bring greater efficiency and reduce energy costs, but also completely transform the real estate sector and the construction industry.
- Houses, buildings and cities will be managed by agents like this and that will dramatically change the construction and real estate industry - Alkaya said.
He added that in the coming period, technological solutions will play an increasingly important role in the real estate sector, especially through the integration of artificial intelligence, automation and systems for energy optimization.
