Unichem Pharm raising office building in Cacak

The company Arhizmo doo Cacak has been issued a building permit for the construction of an office building – a showroom for cosmetics with an administrative area on a plot in Cacak, according to the decision of the City Administration for Urban Planning.

The facility will be built on a plot of 1,605 m2, and the planned gross developed area of the building is 695.84 m2, while the total net area is 572.7 m2.

According to the documentation, it is an office building with a floor structure of GF+1, with maximum dimensions of the ground floor of 49.57 x 8 meters and a ridge height of 9.42 meters.

The facility will have two functional units – a showroom for cosmetics and an administrative area. The commercial area is classified as a wholesale and retail facility, while the administrative area is intended for office and administrative facilities.

The project documentation holder is Arhizmo doo Cacak.

The estimated cost of the works is estimated at 52.99 million dinars, while the contribution for the development of the construction land is slightly more than 2.46 million dinars.

The project was accompanied by energy efficiency and fire protection studies, and the investor also received approval for a construction waste management plan. At the same time, the City Administration rejected the request for a decision on the need for an environmental impact assessment of the project, which means that the impact assessment will not be carried out.

The construction permit is valid for three years from the date of the final decision, within which time the investor must report the start of the works.
