Agreement signed on development of Special Purpose Area Plan for area opposite Kosutnjak Forest

Avala Studios and architect Vladimir Lojanica have signed an agreement on cooperation on the development of a Special Purpose Area Plan for the area between Blagoja Parovica, Kneza Viseslava, Miloja Zakica and Vladimira Rolovica streets in the Belgrade municipality of Cukarica. This is an area opposite the protected area of the Kosutnjak Forest.

The plan envisages the development of a conceptual design, specifying the spatial, functional, infrastructural and traffic organization of the area, as well as the preparation of the necessary documents and documents for procedures before the competent authorities. The agreement was signed at the premises of the Belgrade Architects’ Association, and the entire process of developing the Spatial Plan will last about 14 months.

Earlier this year, Lojanica won first prize in the public competition of the Belgrade Architects’ Association for the urban and landscape revitalization of this area.

– The key starting point is that the development of the area will be carried out as a brownfield investment. Future construction will be carried out on the foundations of existing buildings, without occupying new natural areas. All objects with cultural, historical and architectural value will be preserved and repurposed. No vital trees will be cut down. The architecture is distributed between the treetops, with larger retreats and the integration of vegetation into the atriums. The result is a double benefit: increased efficiency in the use of space and the preservation of the strong landscape identity that makes this part of Cukarica unique – stated Lojanica.

Head of the Development Sector at Avala Studios Djordje Lukic expressed his satisfaction that the author of the project solution had been entrusted with the development of the Spatial Plan.

– This ensures continuity in the development of the author’s concept and the protection of public interest. In international practice, the continuity of the author’s presence in the development of the planning act is considered the best model for the implementation of complex urban transformations – stated Lukic.

Vladimir Lojanica is the Dean and Full Professor of the Faculty of Architecture at the University of Belgrade. He has received several significant professional awards, including the Grand Award for Lifetime Achievement for 2020 from the Serbian Association of Architects, the Annual Architecture Award of the Serbian Association of Architects for the most successful work in all areas of architecture completed in 2007 for the Holiday Inn hotel complex and Expo Hall XXI in Belgrade, as well as the award of the 37th Salon of Architecture for the completed work Acumincum Winery, Stari Slankamen.

Avala Studios is part of the Czech company SEBRE, which has won numerous awards for construction projects in Prague, including “Building of the Year in the Czech Republic” and “Prague City Award for Building of the Year.”

The latest such project is the DRN office building, completed in the central core of Prague, which is under UNESCO protection. SEBRE states that it develops high-quality projects in the Czech Republic, England and Serbia, combining architecture, construction and project development.
