New concept of family housing arriving in Novi Banovci - Construction of condominium settlement with 75 apartments in four units planned

The Municipality of Stara Pazova has announced a public presentation of the urban design project for the construction of a condominium settlement in Novi Banovci, which will include two multi-family housing buildings: Building 1 (Units A and B) and Building 2 (Units C and D), with a floor structure of B+GF+2.

The project developer is Aliquantum doo from Novi Sad, while the client is Karamarkovic doo from Novi Banovci.

According to the documentation, the investor’s goal is to offer a modern concept of multi-family housing on lower floors on the location, with emphasized common open areas that would contribute to a better quality living environment with their design, greenery and furniture, especially facilities for children.

The total area of the newly formed plot included in the project is 4,873 m2.

Structure of the settlement and buildings

A total of 75 residential units of various structures are planned for both buildings, distributed over all three above-ground floors. The gross developed construction area of the designed buildings is 4,689.83 m2.

The underground floors contain small garages with a total of 64 garage spaces, along with technical rooms, storage rooms and internal communications. An additional 11 parking spaces are planned within the plot, which provides a total of 75 parking spaces - in accordance with the number of apartments. Four parking spaces are also planned for people with disabilities.

Building 1 consists of units A and B, with a floor structure of B+GF+2, with a total of 39 apartments. In unit A, 21 apartments are planned, of which 12 are two-bedroom and 9 are three-bedroom, while unit B has 18 apartments, of which 12 are two-bedroom and 6 are three-bedroom. In the basement there is a garage with 32 parking spaces, evenly distributed across the units.

Building 2 includes units C and D with the same number of floors B+GF+2 and with a total of 36 apartments. Unit C has 18 apartments, of which 12 are two-bedroom and 6 are three-bedroom, while unit D also has 18 units, with an equal ratio of two-bedroom and three-bedroom apartments. 32 garage spaces are planned in the basement level.

The entrances to both units are on the southeast side.

All buildings are connected by an internal road that provides access to the underground garages. A cascade adjustment of the buildings to the existing terrain is planned.

The public presentation will last until December 12.
