The “Weekend Settlement” in Palic will soon get a new look, and the development plan for this area includes additional facilities, guesthouses, villas, catering facilities, and even an “Adrenaline Park.”

The draft Detailed Regulation Plan for the “Weekend Settlement” in Palic and part of the “Banja Palić” area along the eastern shore of Lake Palic is being implemented by Park Palic d.o.o. and the Public Company for Road Management, Urban Planning and Housing, in cooperation with other public companies, institutions and plot owners.

The client and investor of the project is “Park Palic d.o.o.”, and the developer is the City Administration - Secretariat for Civil Engineering of Subotica, and the responsible urban planner is Petar Andric.

The Plan’s boundary covers an area of 43.63 ha, between the Novosadski put Street and the lake, of which the construction area, or rather construction land, covers 39.18 ha, and water areas (reeds and marshes) cover 4.45 ha.

The area covered by the Plan can be divided into two urban units: the northern part - which represents the “Weekend Settlement” and the southern part, intended for spa tourism.

In the northern part, holiday homes - weekend houses have been built, and in the southern part there are about ten illegally built facilities intended for family housing. These illegal buildings have been recorded as a problem that, as stated in the documentation, “needs to be solved.”

In front of the existing “Weekend Settlement” there is a sandy beach, and the basic idea is to return the beach to its “old glory,” by enriching the existing and creating new sports, recreational and catering facilities.

A mandatory condition is to improve the water quality in the lake.

As stated in the technical documentation, the area for public purposes is 15.79 ha, and the area for other purposes is 27.84 ha.

Of the areas for other purposes, holiday homes - cottages occupy 6.5 ha, space for family housing 3 ha, and facilities from the spa tourism category 1.7 ha.

The solutions proposed by the Master Plan for the majority of the “Weekend Settlement” complex state that it is unorganized and that a new urban matrix is needed.

The projections of this document suggest that this area should develop into a tourist settlement.

For the northern part of the “Weekend Settlement,” the reconstruction and conversion of existing facilities into accommodation capacities (guest houses, villas...) with possible catering and entertainment facilities are planned, in order to increase the value of this attractive space above the sandy beach.

In block B4, the construction of infrastructure facilities is planned in this part - a “hydroglobe” with a well and a hydrophore house.

For the southern part of the area, the construction of more active facilities by the lake is planned: an “Adrenaline Park” and possibly a water ski resort.

On the surface of the primary predominant land use, the plan allows the construction of commercial and tourist facilities for business, catering, trade, crafts, health and education and culture.

Landscaping, fountains, furniture and urban equipment are compatible with all purposes and can be implemented on all surfaces.

Deputy Mayor of Subotica Csilla Goli stated that the development of the “Weekend Settlement” was of great importance for the tourist development of Palic, as well as the development of other parts of that area.

The draft development plan for the weekend settlement of Palic is on display for public inspection until November 18 and is available on the website of the Subotica City Administration.
