The Request, which was prepared by Euro Green doo Novi Sad, repeats what the new owners, IM Matijevic, have reiterated several times - the reconstruction will not change the essence of the tower of the Hotel Slavija. The number of the floors and the dimensions are to remain the same, so the hotel will still have 18 floors.
The tower, as said in the preliminary design authored by AG-UNS Arhitektonsko-gradjevinski institute doo, will retain its existing architectural form with the dominant, strong base and the elegant vertical element in the form of a tower.
The reconstruction project, it is added, was prepared based on the on-site survey of the facility, considering that the archival project for the Hotel Slavija - Tower had not been found.

The reconstructed hotel will have a new façade, and the tower will be wrapped into a transparent glass wall-curtain along the entire perimeter, with sun-breakers with lighting as pre-façade elements serving to reduce the external impact of the sunlight, to the end of improving the energy efficiency of the tower of the Hotel Slavija, according to the preliminary design.
On the lateral sides of the tower, the sun-breakers will produce an effect of a relief surface, with prominent circles alluding to the Slavija ring road as the most dominant urban planning element in that environment.
Still, the biggest new feature is the number of rooms.
Following the reconstruction, the hotel will have 176 apartments each with its own sanitary block. There will be 11 apartments on each of the 16 type-floors, along with two basement levels, the ground floor, the mezzanine and the crawlspace.
In accordance with the new design, the capacity of the hotel is to be nearly halved, but it will feature bigger and more comfortable apartments, by merging each two rooms into one.
The existing partition walls are to be removed and replaced with plaster walls, so there will be no additional major load on the existing structure, and all the existing joinery will be replaced with new one.
Also, one part of the mezzanine is planned for the forming of an office space for the hotel staff, the reception area is to be changed and reduced, and a new public sanitary block for the visitors of the hotel is to be introduced within the reception space in the hotel’s hall.
The number of the planned office spaces is four, and another change that is planned is adding an entrance to the outlet on the west side from Makenzijeva Street.
By the way, the tower of the Hotel Slavija is connected on the south side with the Hotel Slavija II, which was built later, whereas the Slavija LUX facility is located across Svetog Save Street, and all three facilities comprise the Slavija hoteli hotel complex.
Industrija mesa Matijevic bought the Hotel Slavija last year for EUR 24.9 million.
As Zoran Matijevic, one of the co-owners of the company, stated earlier, Slavija Lux will be a four-star hotel, whereas, in the part of the facility which is mostly located in Makenzijeva Street, a three-star hotel will be opened. He also said at the time that the tower would become an office building, and he later announced for the media that the tower would feature “per-day apartments” and that 165 apartments were planned there.
