IKEA to expand department store in Belgrade – Extension of additional 6,000 m2 planned

IKEA has filed to the Secretariat for Environmental Protection of the City of Belgrade a request for deciding on the necessity of an environmental impact assessment for the project of the extension and reconstruction of the department store in the Bubanj Potok location.

The subject of the project is an extension of the facility on the lateral east side toward the highway and an extension on the rear side of the facility. According to the architectural project, which was prepared by the Novi Sad-based company Augmentum, the plan is for the total GFA of the department store to be enlarged by around 6,000 m2, that is, for there to be 41,535.77 m2 instead of the current 35,604.36 m2.

On the lateral side, the warehouse part of the facility is extended by 2,613 m2, with one floor. Additionally, a two-floor extension is planned, which includes the ground floor with the warehouse space of 416 m2, as well as the first upper floor with the office space of the same floor area. Also, a part of the existing ground floor structure is to be extended upward, with an area of 144 m2, so that, as said, a continuity of the office space on the first upper floor would be secured.

Due to the expansion of the facility, so as to enable the evacuation of the people from the facility, the evacuation corridor at the basement level toward the highway will be extended.

As for the extension of the facility on the rear side, it is to be done for the purpose of expanding the zone of the reception of goods.

Instead of the current four ramps for the reception of goods, within the expansion, eight ramps for the reception of goods are planned, plus an additional one within the existing dimensions of the facility. The area of the extension of the facility on the rear side is 1,259 m2.

Given that, following the lateral extension (northeast extension) 87 parking spaces currently used by the employees will be removed, the plan is to establish additional parking spaces along the internal traffic routes. Therefore, a total of 28 parking spaces are planned along the internal traffic route positioned on the northeast side of the facility.

The deadline for the public inspection and the submission of opinions on the request is January 31.
