Transparent communication and the ability to motivate and empower your team are crucial for success in a leadership role, Maja Dulc, Country Manager Operations Serbia at CPI Property Group points out.

She admits that her professional path has been full of challenges, but adds that without teamwork the results would not be there today.

She also has valuable advice for women starting out in any industry - not to be afraid of taking responsibility, to stay true to their values and to always look for new and better solutions.

eKapija: Your career path within CPI Property Group has been dynamic and impressive. What are the key challenges you have faced in achieving leadership in the retail industry?

- My professional path was filled with numerous challenges, but also invaluable opportunities for learning and progress. When I began my career at CPI Property Group, I had no idea how much my work would encompass various aspects of business – from managing the retail park portfolio to setting new standards in sustainability and improvement of consumer experience. The biggest challenge was to find a balance between daily operational tasks and strategic development, especially in the conditions of rapid changes on the market and the ever-increasing expectations of consumers. I am very grateful to the entire CPI Property Group team for their support and dedication, because without our joint work and shared vision, we would not have achieved everything we have achieved today.

eKapija: How much does the experience in balancing business obligations contribute to the improvement of the STOP SHOP retail park concept, which became a recognizable brand in the market?

- Experience in performing business duties helped me to recognize how retail parks can become much more than places to shop. We develop the STOP SHOP retail park concept as a platform that supports the local communities and brings added value. Our objective is to create spaces which not only meet the purchasing needs, but they allow people to spend time in a way that is meaningful to them. Each STOP SHOP retail park is designed with attention to the specific needs of the community, with a focus on availability, sustainability and a diverse offering. The key to success is carefully aligning business goals with the needs of the people who live in those communities.

eKapija: As a woman in a leading position in a sector where men traditionally dominate, what do you consider to be the key to success in this environment and what advice would you give to women just starting their careers in the retail industry?

- Empowering women in the retail world is something that is personally very important to me, and at the same time it is part of the values that are woven into the CPI Property Group business ethics. I believe that success comes from a combination of commitment, desire to learn and the courage to face the challenges. My advice to women starting out in any industry is to not be afraid to take responsibility, to remain faithful to their values and to always look for new and better solutions. Transparent communication and ability to motivate and empower your team are key to success in a leadership role. CPI Property Group provides exactly that environment - a place where potential is recognized and a chance for further development and success is given.

eKapija: The STOP SHOP brand is recognized for its ecological solutions and sustainability. Could you explain in more detail the company`s strategy in this field and its future goals?


- Sustainable development is the foundation of CPI Property Group`s company strategy. Each STOP SHOP retail park is carefully thought out in order to contribute to the conservation of resources and the reduction of the environmental footprint. By installing solar panels, chargers for electric vehicles as well as smart benches, we are actively working on the use of renewable energy sources. We have already taken a significant step with the solar power plants in Požarevac, Zaječar, Leskovac and Smederevo, and we are planning to extend this practice to all other locations. Our vision is to make every retail park self-sustaining as well as to set new sustainability standards in the construction and retail industry.

eKapija: In your opinion, what are the main trends that will shape the future of the retail industry in Serbia and how does CPI Property Group prepare for them?

-The retail industry in Serbia is going through a period of significant changes. Consumers increasingly expect retail spaces to offer more than traditional shopping - they want places that connect people,
engage communities and improve the quality of everyday life. Accordingly, CPI Property Group is constantly working on improving the user experience by implementing innovative solutions. I believe that the key trends in the future will be digitization, sustainability and adaptation to specific needs of local communities. This is precisely why we will continue to invest in expanding our portfolio, with a special focus on smaller communities that need a one-stop-shop concept. The aim is to carefully balance global standards and local needs, which is also confirmed by the fact that all of our STOP SHOP retail parks are 100% full. The success of STOP SHOP retail parks lies in a well thought out strategy and dedicated teamwork.
