Construction of hotel with four stars and 120 rooms and office complex on 152,000 m2 planned on Ada Ciganlija

On Ada Ciganlija, between the Sava Main Road, Obrenovacki Put Street and the Ministry of Interior (MUP) complex, the construction of an office complex with a capacity of 152,000 m2 is planned, which will also feature a four-star hotel with 120 rooms, as can be seen from the Study for the early public inspection for the needs of the preparation of the Amendments to the Detailed Regulation Plan of this area, which the Secretariat for Urban Planning and Construction Affairs of Belgrade has put up for early public inspection.

The investor in the preparation of the plan is the company Planeta Sport.

The plan covers an area of around 9.9 ha. Within it, the majority of the space is taken up by commercial features, that is, the complex of the former hypermarket Mega Maxi (Tempo) with a gross area of 10,456 m2 of retail, warehouse and office space with large outdoor handling and parking areas. Within the plan, in the part along Obrenovacki Put Street, there are old sheet-metal prefabricated structures which are used for informal housing. The remaining part of the plan consists of undeveloped green areas with shrubbery of various heights. The part of the green areas along Obrenovacki Put Street in which there is no high shrubbery and which is covered with grass, as said in the document, is used as an illegal parking area in the summer season.

The document envisages the realization of a single office complex which will consist of a larger number of facilities mutually linked by rich open and green areas into a single urban composition of a high standard.

– In said location, the plan envisages the construction of commercial features with the dominant purpose of business operations, that is, administrative/office spaces which will be leased to future tenants. In addition to that, within the complex, the construction of a smaller hotel, with a capacity of around 120 rooms, as well as an aboveground garage with around 400 parking spaces, is planned. On the ground floors of all the facilities, open-type features are planned, meant for all visitors, such as stores, bars and restaurants etc. – it is said.

For the needs of the realization of this complex, the investor, as said, will carry out an international call for an urban planning-architectural contest.

– The aim of the contest is to examine various approaches and world trends, as well as innovative concepts in solving the shaping and development of such spaces. Based on the works sent, the solution will be selected and then developed further and integrated into this Plan – it is said.

Various features are planned within the office complex.

On the ground floors of the buildings – the plan includes commercial, hospitality and service features (which are in direct contact with the pedestrians) such as restaurants, bars, supermarkets, stores, preschool institutions, recreation halls etc, all in compliance with the conditions of environmental protection, primarily regarding the noise, air and ground pollution, and in line with the standards for that type of facility.

On the upper floors – office spaces are planned (financial institutions, branch offices, administration etc.), built using the shell & core principle and taking up the entire floor, which will be divided into smaller units later on, as per need, and leased to tenants.

A hotel with four stars with 120 rooms and features such as: bars, restaurants, a meeting room, a spa center, a pool etc.

Vehicle parking for the entire complex is planned in both the underground garages and the aboveground garage for around 400 parking spaces, but also in the free part of the parcel. The construction of two levels of an underground garage is planned.

The total planned capacity of the office complex is roughly 152,000 m2.

The plan was prepared by the Center for the Planning of Urban Development (Centar za planiranje urbanog razvoja – CEP), and the early public inspection will last until July 30.
