Business Park with Two Business Zones Planned Alongside Batajnica-Dobanovci Highway Section

The Detailed Regulation Plan for the business park alongside the Batajnica-Dobanovci section of the E-75 highway in Zemun is up for public inspection. What makes the location covered by the plan suitable for urban development is the proximity of the Belgrade-Novi Sad highway and the favorable configuration of the terrain, as well as the fact that it is entirely undeveloped, it is said. The estimated area covered by the plan amounts to around 29.32 ha.

Two business zones are planned here, with areas of around 12.72 ha and 13.15 ha, as well as traffic routes. Considering the area planned for business-commercial zones (25.87 ha) and the urban planning parameters defined by the current GRP, the maximum capacity of the zone is 388,050 m2 of a gross developed floor area of facilities with the basic purpose of a business-commercial zone and compatible purposes.

What are business parks?

The new zones designated as business parks are meant for complexes of the technologically most modern groups of activities.

A business park is a modern form of space organization for technologically, economically and ecologically advanced industries and economy units, operations and applied sciences, which is developed and maintained by a single organizer, in a complex of a certain size.

It features a suitable mix of economic activities and a remarkably high-quality ecological and aesthetic environment. This purpose entails a long-term quality development, self-sustainability and implementation of modern energy efficient and environmentally positive purposes and features.

Most frequently, business park zones are located at entrance routes toward a city, alongside important city traffic routes, and they form satellite settlements and forms which are connected to the city through those traffic routes.

The investor is a natural person, the drafting authority is the Secretariat for Urban Planning and Construction from Belgrade, and the plan was prepared by Seven Arch doo Beograd.
