Apartment with view of Ada Ciganlija - Peteg builds €20 million worth of residential and business complex in Banovo Brdo

For those who would like to have an apartment or office space with the view of Ada Ciganlija, situated in an urban part of the capital city and surrounded by greenery, the company Peteg is building the residential-business complex Golf 8, worth EUR 20 million. A total of 153 apartments of various structures - from studios to penthouses with a big balcony - will be built on a lot in Banovo Brdo.

The business part of the complex at 11 Beogradskog Bataljona street will comprise numerous commercial contents that will make life for tenants easier.

A big green area, organized as a park, will be formed in the southern part of the lot. Since the roof of an underground garage within this complex will be covered by grass, the tenants of this block will also enjoy a piece of the nature in front of their doorstep.

- The complex comprises 7 residential and 3 business building. Construction works will be carried out in four phases and are planned to be finished by the end of 2013. Rough works on buildings 6 and 7 and the construction of roofs on them are planned to be finished in May 2011. These two buildings will be 80 percent completed in September this year and will be ready for the first tenants in January 2012. There is also a garage, which occupies most of the space underneath the complex and includes 235 parking places - Ana Markovic, a manager at Colliers International, the exclusive sales agent for properties within the complex Golf 8, announces for eKapija.

She says that 50 apartments will be built in the first phase, ranging in size from 33 square meters, which is the surface of the smallest studio, to 114 square meters, which is the size of a four-room apartment.

- A big attention is paid to functionality so that even a small apartment can satisfy all the needs usually satisfied by a medium-sized flat. Penthouses are formed on top floors. The dimensions of rooms in them are quite large and they also comprise a big balcony with a perfect view. The size of penthouses range from 150 to 260 square meters, exclusive of a balcony spanning 100 square meters.

Ms. Markovic points out that the interest in these apartments is big, that the apartment sales commenced in March 2011, and that 10 percent of apartments have been sold to date.

- The average price of apartments is EUR 2,050 per square meter, but every residential unit has its own price, which depends on the orientation, view, number of floors and functionality. The investor gives a discount of 8 percent on all prices in the pre-sale phase if the payment is made in advance. KBC Bank has already started granting loans for the acquisition of these apartments.

The general contractor is Tehnicom Construction, which has also prepared the complete technical documentation for this project.

- Banovo Brdo is famous as a city within the city city because of the presence of all contents required for a normal life. Once the bridge to New Belgrade is built, the traffic will be significantly relieved. The construction of that bridge is expected to be finished at same time as the construction of the first phase of the complex. Besides, this micro-location is quite peaceful and the air here is clean thanks to the vicinity of Kosutnjak and Ada Ciganlija. The complex is formed in the way to ensure maximum use of the hilly terrain and provide a large number of apartments with an exceptional view of Cukaricka Padina, Ada Ciganlija, New Belgrade, Zeleznik... There are two internal, pedestrian squares within the block, which additional separate residential buildings from already peaceful streets.
