The real estate market in Serbia, Montenegro and Bosnia & Herzegovina is dynamic and susceptible to various influences and therefore, it changes accordingly. All things considered, it remained immune to crises caused by the coronavirus and the Ukraine war. Despite the increase in prices, the higher costs of construction materials and energy sources, the sales are not declining and the demand for properties - not just residential – didn`t diminish in neither of the aforementioned countries in the region.
This is confirmed in the survey conducted by the Statistical Office of Republic of Serbia that analyses the first six months of 2022. The total volume of money in the real estate market in Serbia was EUR 3.6 billion which is an increase of 25% compared to the same period in 2021. When it comes to the third quarter, the total volume of money in the real estate market was EUR 1.7 billion, which is a 10.6% increase compared to the same period in the previous year.

In Montenegro, the interest of foreign investors contributed to the dynamic real estate market as well as the growth of luxury property sector due to development of resorts along the Montenegro coast.
In Bosnia and Herzegovina, the focus is put on construction of residential buildings and Banja Luka and Sarajevo stand out as the most attractive apartment markets.
More and more attention is paid to quality construction materials that contribute to energy efficiency as well as tools and standards that make the process of design, construction and property management easier and more precise.
