Residential-Office Facility with Eight Floors Planned in Vracar

The company Best Plan from Belgrade has prepared the urban project for the investor, the company Diatreta, also from Belgrade, for the construction of a residential-office facility with two underground levels and eight floors (including the loft) on the corner of Mekenzijeva and Nevesinjska streets in Vracar.

The construction of a residential-office facility with a net area of 5,971 m2 and a gross area of 6,948 m2, leaning on both lateral sides of the parcel, is planned.

The main entrance for the tenants and the car access by car-lifts for the garage are planned from Nevesinjska Street. There is also a second, independent entrance from Mekenzijeva Street, through which the office spaces on the first floor are accessed. The first two aboveground levels are planned for office features. The outlets on the ground floor are accessed directly from the sidewalks along Nevesinjska and Mekenzijeva Streets.

A light well, as an element of the functional organization of residential units, is planned toward the neighboring “B” facility, in the rear of the parcel.

The construction of 4 office spaces with a total net area of 366.40 m2, is planned on the ground floor. Four office spaces are planned on the first floor, with a total net area of 405.03 m2. On the remaining floors, 24 residential units are planned.

– The facility is designed as a spatial and functional unit, with two underground levels in which parking and technical rooms are organized. The parking spaces feature the technological solution entailing a system of park-lifts of the platform type (for 4 and 6 vehicles), and the two underground garages are accessed from two independent car lifts. The total required number of parking spaces is 52 – the urban plan says.

The urban plan is up for public review until September 1.
