Prices of New Buildings in Vojvodina Reaching Record Values – One Square Meter in Novi Sad Costs up to EUR 3,512

The majority of the sold apartments are in Novi Sad, where the transactions in the second quarter amounted to EUR 265 million, and the most expensive square meter of agricultural land can be found Kac, whereas the most expensive parcel was sold in Ruma for an incredible sum of EUR 1 million, reports the Dnevnik website.

The data of the Republic Geodetic Authority show that the largest number of the signed sales and purchase agreements in the second quarter of 2022 submitted by public notaries in the area of the Basic Court in Novi Sad is 3,817.

– The most expensive square meter of agricultural land was sold in Kac at the price of EUR 40 for one square meter for a parcel of 52 ares. The most expensive agricultural land in Serbia in the second quarter of 2022 was sold in the municipality of Ruma (Pavlovci) at the price of EUR 1,000,000 for 5.66 hectares – according to the latest report of the Republic Geodetic Authority.

The prices of new apartments in Novi Sad are again breaking records, because one buyer paid EUR 3,512 per square meter. It is not known where the apartment was sold, or what the floor area is, but the price of a square meter is at an all-time high.

Real estate agents say that there are purchasers of apartments and land, both agricultural and building land, but that the demand influences the prices, as does the crisis caused by the coronavirus pandemic and then the war in Ukraine.

– Here, IT experts, between 28 and 40, buy the most apartments. In addition to them, residents of Republika Srpska often buy smaller apartments. When it comes to those from EU states, those are mostly our people who have worked outside Serbia for some time and then earned money that they want to invest in an apartment or a smaller house – says Danca Slalov of Status Nekretnine and adds that they all mostly pay in cash.

When it comes to agricultural land, those who want to invest in this sphere, according to real estate agents, know exactly what they want and such offers do not remain advertised for long, because a new owner is soon found.

According to real estate agents, the prices of agricultural land are even higher than those displayed in the report of the Republic Geodetic Authority, so the highest quality parcel in a good location can cost up to EUR 20,000 per hectare.
