Construction of Tourist Complex Srebrnac on Kopaonik Soon – 54 Apartments in Type Houses Made of White Pinewood with Floor Heating and Spa Center

The construction of the tourist complex Srebrnac is soon to start on Kopaonik. This complex, which will be located in the partially urbanized zone of the popular Serbian mountain, the tourist sub-center Srebrnac, was announced back in 2019, when the Detailed Regulation Plan of Srebrnac was also adopted, which eKapija has already written about. The investor in the project is the Belgrade-based company Silver Kop Development, and the preliminary design was prepared by Arhitekt S 021 from Novi Sad.

As project manager Zoran Petrovic told eKapija, in the next month or two, they expect to obtain the building permit and commence the construction.

– The complex will feature nine type facilities with a basement and a ground floor and each will contain six apartments, making for a total of 54 apartments, and the plan also includes a joint use facility with two underground levels, a ground floor and a loft, a spa center, a reception hall, a mini market, a restaurant and a ski rental service – Petrovic says.

According to him, each apartment will have its own entrance, ski house and parking lot, and the complex will also feature an internal traffic route with an entrance and exit ramp and a video surveillance system.

Also, the joint facility will have four rooms with another 13 beds, so the total number of beds in the complex will amount to 94.

The facilities will be made of white pinewood, and the apartments will feature floor heating.

The spa section on the ground floor of the joint facility will feature three modern saunas, one of which will be an infrared sauna, and there will also be two pools with hydro-massaging devices and a pool with cold water, locker rooms with showers, a salt room and massage rooms.

The investor points out that the entire complex will be built as an apartment hotel and that all apartment purchasers will have the ability to rent within the rental and maintenance system that the investor will take care of.

The parcel on which Srebrnac is to be built is located on an area of 10,688 m2, next to the Brus-Brzece-Kopaonik road, on the Gobelja ski tracks, where there are 8 tracks and two ski lifts, and right next to parcel is the exit station of the future gondola, which will connect the foot of Kopaonik, Brzece, with Kopaonik.

The investor says that the infrastructure for the future complex is already prepared – a well 300 meters deep has been prepared, providing quality drinking or bottling water with a capacity of 10 liters per second. Reservoirs and pipes for drinking water, 4 km of a sewer system, a waste water treatment facility and a geothermal probe, as well as a substation for the exclusive purposes of the complex, have all been built.

According to Petrovic, the projected value of the investment is EUR 5 million, which includes the price of the land and the construction, and the completion of the construction of the complex is planned for 2023.
