Project: Wellness hotel in Niska Banja – future tourist jewel of Banja, the first in the region to be candidate for Wellness certification and Eco-hotel

Significant detail of this remarkable project, not only for Niska Banja, but also for that part of Serbia, was the need to harmonize old and new, as the existing building was protected cultural historical good. It was built in 1937 at one of the most beautiful positions in the center of Niska Banja. At the time, the object was built as a hotel and after few ownership transformations, the last name it had was Hotel Serbia.

However, as it was quite damaged and non functional to serve with its capacities as a modern hotel, the investor hired architectural design bureau “Forma antika” from Nis, specialized for adaptation of clasical and protected objects, to do a solution which would bring back the old shine to this representative, prewar building. Also, planned construction of new capacities will be beautifully composed with precondition and will entirely follow the original style of the building.

According the project design, the hotel will have 6 levels (Basement, ground floor, 3 floors and the attick), of totally 5.311,59 square meters.

The object is located in the center of one of the most visited spa center of Serbia, and modern trends in hotel management gave idea to the beginning design solution for development – the type of Wellness hotel. Besides that, hotel infrastructure will be planned in such way to use up the maximum of the spa potential of Niska Banja, especially the advantages of the famous thermal enriched water.

The hotel is going to be categorized with 4 stars (according international standards). Also, it is in plan to obtain international certification for Wellness hotel and Eco-hotel, which are the newest world classifications and this object will be the first in the region to introduce as yet as in the phase of construction requests for those certificates.

In this way, Promenada Palace will with the quality of service and infrastructurr be equally to its competition in spa center of Germany and Switzerland.

The hotel will have 53 rooms, out of which 4 apartments. Most of the rooms will look at the park and the main walkway, which has been recently generally redeveloped.

Underground garage will be available for the guests of the hotel for their vehicles.

Property Management System will be icorporated in the hotel, which means a system of smart rooms and central control of all systems in rooms and in the hotel, which will bring up the quality of accomodation but also decrease the power usage. All rooms will have vireless internet access, modern anti-fire system and other modern equipment.

Wellness and SPA center will spread on about 1000 square meters, on 6 levels, which will include roman and turkish bath, pools, jaccuzi, massaging services, gym room, pedicure, manicure, solarium, saunas and vitamin bar. Thermal water will be used in certain pools, as beside relaxation program, the hotel will offer therapeutical program with supervision of medical staff.

As business orientation is based on wider spectrum of services, the hotel will also have multifunctional congress halls, equipped with the latest conference devices.

There will also be in the offer a restaurant with two different cuisines, whose meny will be created according wellness philosophy, and of course HACCP standard.

The terrace with the garden of the restaurant in front of the hotel will be a real refreshement in the tourist offer of Niska Banja, considering the fact that it is located at the very beginning of the city walkway.
