Marina "Dorćol" – exclusive area instead of halls and hangers

City architect Đorđe Bobić represented the Plan for detailed regulation of part of central zone – marina “Dorćol“. The contractor for design of plan is the City Planning Institute and the investor is City of Belgrade –Directorate for Building Land and Construction.

The Plan refers to space in central city zone on the bank of the Danube, between the settlements Dorćol 1 and 2, power supply complex “Dunav“ and railway track with access through underpass from the direction of Dubrovačka Street. The surface of the complex is 7.45 ha.

In the past, the space was intended for building industry with the hall for production of building elements. This part of the complex has been cleaned and prepared for construction. There is a canal in the second part and it was once used for transportation of coal from the Danube, whereas it is now used as provisory marina.
The complex of marina “Dorćol“ is significant potential of the city for development of central zone in the coastal zone and it should represent continuation of construction of the banks of the Danube and connecting of the city center with the river. The project includes construction of apartment, business, commercial, catering and sports facilities. Total capacity of the planned facilities is about 76,000 square meters, 43,000 square meters of which are intended for apartments, 27,000 square meters for offices, commercial contents and catering facilities, whereas 6,000 square meters are intended for sports facilities. The facilities will be of different height, but not higher than GF+12 floors.


This space will have highly equipped with public utility infrastructure and access junctions. There will also be 1.31 ha or 12.4% of total space in the complex left for plants, whereas garages and parking lots will have 1,160 parking places.

The special feature of this complex is marina which will be organized in modern and functional way with high level of equipment. It will have capacity of about 150 small and mid-sized boats and ships. Sports and servicing facilities, clubs, repair shops, boat hanger, spare part shop, gas stations will be built next to the marina. The marina should be significant recreation and tourist point on the Danube. Construction of pedestrian path around marina, which will be connected with the quay on the Danube, as well as creation of catering and trade contents that will form new central, attractive point on the bank of the Danube, are in the pipeline.

As soon the plan is adopted, the city will announce tender for selection of investor who will be obliged to elaborate city plannign project and architectural solutions for facilities for entire complex and hand them to the Commission for Plans of the City Parliament. The start of the realization of that project is expected to take place at the end of 2006.
