As the report by the GI says, among other services, the taxes on changing ownership over immovable property, the registration of a special part of the facility with the registration of ownership, carrying out changes to the land made by dividing or merging parcels etc. will be less expensive.
The tax on registration of annotation of the existence of a life care contract has been reduced by the greatest amount and will equal RSD 3,000 beginning with January 9, which is lower by as much as 55.3% than the current amount.
The two new services are the registration of facilities or a special part of the facility, along with the registration of joint property or co-ownership to the benefit of marital or common-law partners, and the change of ownership over immovable property, or the registration of joint property or co-ownership to the benefit of marital or common-law partners.
– Spouses were able to register jointly as owners of immovable property before, but weren’t recognized as a special category of users of the land registry and therefore had to pay the full amount of tax of RSD 9,807, or RSD 8,671 – the report says.
Beginning with January 9, however, spouses buying immovable property jointly and having both their names in the sales and purchase contract will be able to register at a lower tax of RSD 300.
The innovation has been implemented by the GI with support by the World Bank with the aim of contributing to gender equality and increasing the number of women registered at the land registry.
– It often happens that spouses pay off installments jointly, whereas the sales and purchase contract contains only the husband’s name, whereby it is only him that is registered at the land registry as the owner of the immovable property. This way, the wife’s ownership over the property remains invisible to the land registry, as do her rights. This has especially complex consequences in cases of property division. The registration of both spouses at the immovable property registry empowers both women and the institution of marriage – the report says.
